PROPERTY SEARCH AND NEGOTIATION
We search for and negotiate the ideal property, taking into account all the needs, criteria and objectives of our clients, supported by a portfolio based on the entire property market available for sale in Portugal.
Our objective is to guarantee the satisfaction of our clients, defending their interests in the search, negotiation and acquisition of a property. Search, find and negotiate the property in the best conditions and price.
We work in partnership with all real estate agencies, brokers duly licensed for brokerage activity, and also with owners and/or intermediaries representing the sale of properties.
We are experts in property negotiation, so we know that when we find what our client is looking for, the more we can negotiate the purchase price, the more our client saves and the more we earn.
Our fees:
Our fees for this integrated "search and negotiation" service are paid only when a deal is completed, and based on a fixed percentage of 10% of the value of the negotiation margin that we manage to achieve.
However, we only charge our client if this margin is greater than R$10,000 of reduction in the final price of the property. Otherwise we do not charge for our service.
(Example: If the negotiation margin, between the requested value and the acquisition agreement value, is R$20,000, we charge 10% on this value. In this case our client saves R$18,000 and our fees will be R$ 2,000.)
The steps of our process:
1st - Collection of information and development of briefing to search for the ideal property
2nd - Search for suitable properties and Presentation of suitable proposals
3rd - Customer feedback and signaling of properties of interest
4th - Analysis and validation of conditions, specificities, exact location and surrounding area; prior visit to highlighted properties
5th - Scheduling a joint visit with the client to viable properties
6th - Selection of the ideal property, after a joint visit
7th - Documentation compliance analysis, negotiation strategy and presentation of acquisition proposal
8th - Monitoring and assistance throughout the entire acquisition process up to the Public Deed.
